When Will The Sen Be Completed?

The Sen Completion Dates in One Line

The developer’s factsheet gives August 2029 as the expected date of the Temporary Occupation Permit for The Sen, and its brochure gives 31 August 2030 as the expected date of vacant possession and 31 August 2033 as the expected date of legal completion.

What TOP Means at The Sen

The Temporary Occupation Permit is the approval that allows a completed building to be occupied. It allows owners to take possession and move in once the developer hands over the home, and under the progressive payment scheme 25% of the price falls due when it is issued.

For The Sen, the developer’s factsheet gives August 2029 as the expected date.

Vacant Possession and Legal Completion at The Sen

Vacant possession is the date by which the developer must hand over the home, and legal completion is the date by which the sale must be completed, after the Certificate of Statutory Completion is issued and the final 15% of the price is paid. The developer’s brochure gives 31 August 2030 and 31 August 2033 for The Sen.

These are the outer dates written into the sale and purchase agreement; the handover itself follows the Temporary Occupation Permit.

How The Sen Is Being Built

The Sen is built with the Advanced Precast Concrete System, in which large parts of the structure are made off site and assembled on site, and it is targeted to be a BCA Green Mark Super Low Energy building. TPS Construction Pte. Ltd. is the main contractor, AGA Architects Pte. Ltd. the architect and EcoPlan Asia Pte. Ltd. the landscape architect, which took its cue for the grounds from terraced rice fields.

The five ten-storey blocks rise above a basement car park around a landscape deck of pools and gardens, with a second-storey pool deck and roof gardens on three of the blocks. The project details page lists the full team.

The 99-Year Lease of The Sen

The Sen stands on a 99-year leasehold site of 19,245.4 square metres, Lot 05478T of Mukim 10, and the lease began on 20 January 2025. The tenure is recorded in the developer’s documents, and the lease term runs from that date rather than from completion.

The developer is SL Capital (8) Pte. Ltd., holder of housing developer’s licence C1525, as the developer page sets out.

Payments Through Construction at The Sen

Because the homes are bought under construction, the price is paid in stages that track the works, from the 5% booking fee and the 15% at the sale and purchase agreement to the instalments at each certified stage, the 25% at the Temporary Occupation Permit and the last 15% at statutory completion.

The payment scheme page sets out every stage, and the post on payments and registration at The Sen follows a purchase from booking to keys.

From Foundation to Completion at The Sen

Between booking and the Temporary Occupation Permit, the building passes through a fixed sequence of certified stages: completion of the foundation, of the reinforced concrete framework, of the partition walls, of the roofing and ceiling, of the doors, windows, electrical wiring and plumbing, and of the car park, roads and drains.

Each certified stage brings a notice from the developer and an instalment, which the bank pays once the buyer’s own share is in. The Sales Concierge confirms which stages are already certified when a home is booked, and the progressive payment calculator sets out the sum at each stage for a price you enter.
