Progressive payment scheme

The Sen Payment Scheme

The homes at The Sen are sold under construction on the normal progressive payment scheme: the price is paid in stages that track the works, from the booking fee to the final payment at statutory completion.

The Sen Progressive Payment Stages

The stages and percentages are fixed by the Housing Developers Rules. The right-hand column gives the share of the price paid once each stage is reached.

Standard schedule for a building under construction under the Housing Developers Rules, checked 18 October 2026. The Sen is under construction, with the Temporary Occupation Permit expected in August 2029, so stages already certified when you book fall due on the timetable in the sale and purchase agreement. The Sales Concierge confirms the stages reached for a particular home.

Cash, CPF and the Loan at The Sen

The 5% booking fee is paid in cash. The remainder of the buyer’s own share comes before the bank begins to lend, and MAS sets how much of it must be cash. A buyer with no outstanding housing loan may borrow up to 75% of the price; of the 25% paid first, at least 5% must be cash, which the booking fee covers, and the other 20% may come from cash or CPF Ordinary Account savings within CPF limits.

On a 75% loan, the booking fee and the 15% at the sale and purchase agreement bring the buyer to 20% of the price; the first half of the foundation instalment completes the 25%, and the bank pays each certified stage from there. The housing loan page explains when the lower limits apply.

How a Loan Is Drawn at The Sen

Each certified stage brings a notice from the developer, and the bank pays that instalment. Interest during construction is charged only on what has been drawn, so repayments start low and rise as the works progress.

For a unit booked after some stages are certified, the instalments already due are paid on the timetable in the sale and purchase agreement, which usually means a larger sum early on. The Sales Concierge sets out the position at the time of booking.

Stage by stage

Interest only on what is drawn.

Repayments begin small and rise as each stage of the building is certified.

The Sen Completion and the Final Instalments

The 25% instalment falls due at the Temporary Occupation Permit and the last 15% at the Certificate of Statutory Completion. The developer’s factsheet gives August 2029 for the expected Temporary Occupation Permit, and its brochure gives 31 August 2030 for vacant possession and 31 August 2033 for legal completion; the dates that apply to a particular home are set out in its sale and purchase agreement.

Stamp duty is paid separately and early, as the stamp duty page explains. The progressive payment calculator gives the sum and the estimated monthly instalment at each stage for a chosen price and loan.
