How Does Primary One Registration Work for Families at The Sen?

Primary One Registration at The Sen in One Line

When a primary school has more applicants than places, the Ministry of Education gives priority by citizenship and by the distance between the school and the home address used to register, in three bands: within 1 kilometre, between 1 and 2 kilometres, and beyond 2 kilometres. For a family at The Sen, the address is the new home, and MOE counts its 30-month residence requirement from the date the family moves in.

This article sets out the rules as at October 2026 and the schools near the site; the rules are MOE’s, and MOE confirms how they apply to each family.

How MOE Uses Distance for Families at The Sen

MOE ranks applicants in each phase in this order: Singapore Citizens living within 1 kilometre of the school, Singapore Citizens between 1 and 2 kilometres, Singapore Citizens beyond 2 kilometres, then Permanent Residents in the same three bands. Priority by distance matters only where a school is oversubscribed in a phase; where there are enough places, every applicant is offered one.

MOE measures the distance itself from the address used for registration, and its SchoolFinder gives the band for any address and school.

The 30-Month Rule for a New Home at The Sen

A family that gains priority through its address must live there for at least 30 months. For a new property such as a home at The Sen, MOE counts the 30 months from the date the family moves in; for a resale home it counts from the start of the child’s Primary One term. If the requirement is not met, MOE may transfer the child to a school of its choosing.

The developer’s factsheet gives August 2029 as the expected Temporary Occupation Permit and its brochure gives 31 August 2030 as the expected date of vacant possession; the 30 months run from when the family actually moves in, so a family planning around a particular registration year should set those dates against the year it has in mind, and confirm the position with MOE.

The developer’s brochure also names Wise Oaks International School and Invictus International School within about two kilometres.

Reading the Distances Around The Sen

On the straight-line distances above, all three primary schools fall between 1 and 2 kilometres of the site. Bukit Timah Primary School, at about 1.1 kilometres, sits close to the 1-kilometre line, so its band for a particular home deserves a check against the distance MOE itself measures, since a small difference in method or in the point measured can move an address across a boundary.

The five blocks of The Sen stand on one site at 222 to 230 Jalan Jurong Kechil, and the SchoolFinder can be run on the block address of the home chosen.

Childcare and Older Children at The Sen

Before Primary One, a childcare centre of 500 square metres sits within the development, with its own drop-off point separate from the residential arrival; it is open to the public, and its operator is appointed by the developer or the management corporation.

For older children, Methodist Girls’ School is about 2.3 kilometres away and Ngee Ann Polytechnic about 1.7 kilometres, and the developer lists Nanyang Girls’ High School, National Junior College and Hwa Chong Institution within about fourteen minutes by car. The schools guide lists them all.

Getting to School from The Sen

The Downtown Line from Hume or Beauty World serves the schools of the Bukit Timah corridor, and the bus stop on Jalan Jurong Kechil outside the development has services to Beauty World. The post on the MRT stations near The Sen sets out the routes.

Home Types for School-Age Families at The Sen

Families with children of primary-school age often look first at the three-bedroom homes of the Classic blocks, Types C1, C2 and C3 of 81 to 103 square metres, which give each child a room. Households that want a study for homework as well, or a fourth bedroom, will find Type C4 and Types D1 and D1A in the Prestige blocks, from 117 to 135 square metres.

First-storey homes open onto a private enclosed space at garden level, which some families with young children prefer, and the play lawn, children’s pool, play pavilion and playground of Sen Commons are on the first-storey landscape deck that all five blocks share.
