Payments at The Sen in One Line
Homes at The Sen are sold under construction on the normal progressive payment scheme: a 5% booking fee, a further 15% on the sale and purchase agreement within eight weeks, then instalments that follow the works, with 25% at the Temporary Occupation Permit and the last 15% at the Certificate of Statutory Completion.
Registering interest is the first step. The Sales Concierge replies with the current price list, the homes still available and the plans, with no obligation.

Standard schedule for a building under construction under the Housing Developers Rules. Stages already certified when you book fall due on the timetable in the sale and purchase agreement.
The payment scheme page explains each stage.
Cash, CPF and the Loan at The Sen
The 5% booking fee is paid in cash. The rest of the buyer’s own share comes before the bank begins to lend: with no outstanding housing loan, a buyer may borrow up to 75% of the price, and of the 25% paid first at least 5% must be cash, which the booking fee covers; the other 20% may come from cash or CPF Ordinary Account savings within CPF limits.
On a 75% loan, the booking fee and the 15% at the agreement bring the buyer to 20% of the price, the first half of the foundation instalment completes the 25%, and the bank pays each certified stage from there.
How Repayments Grow at The Sen
Interest during construction is charged only on what the bank has drawn, so repayments start low and rise as each stage is certified. For a home booked after some stages are certified, the instalments already due are paid on the timetable in the sale and purchase agreement, which usually means a larger sum early on.
The developer’s factsheet gives August 2029 as the expected Temporary Occupation Permit, and its brochure gives 31 August 2030 for vacant possession and 31 August 2033 for legal completion. Stamp duty is paid separately, within 14 days of signing.

From Booking to Keys at The Sen
The journey has a clear order. The buyer is granted the option to purchase and pays the 5% booking fee. Within eight weeks the sale and purchase agreement is signed and a further 15% is paid, and stamp duty falls due within 14 days of signing. After that, each certified stage of construction brings a notice and an instalment, paid from the loan once the buyer’s own share is in.
At the Temporary Occupation Permit a further 25% falls due, handover follows on the timetable in the sale and purchase agreement, and the final 15% is paid at the Certificate of Statutory Completion.
Stamp Duty in the Payment Timeline at The Sen
Stamp duty is not part of the progressive payment schedule, but it falls in the same early weeks. Buyer’s Stamp Duty, and Additional Buyer’s Stamp Duty where it applies, are due within 14 days of signing, so a buyer budgets for them alongside the 5% booking fee and the 15% at the sale and purchase agreement.
