Stamp Duty at The Sen in One Line
Every buyer of a home at The Sen pays Buyer’s Stamp Duty on the price, in six bands from 1% to 6%; some buyers also pay Additional Buyer’s Stamp Duty, a single rate on the whole price set by residency status and the number of homes already owned. Both are due within 14 days of signing.
Seller’s Stamp Duty is a separate matter that arises only if a home is sold within four years. The rates below are those IRAS published as at October 2026.
Buyer’s Stamp Duty at The Sen
Buyer’s Stamp Duty climbs through six bands of the price, and the duty is the sum of the bands. The residential bands have applied since 15 February 2023.

Additional Buyer’s Stamp Duty for The Sen Buyers
ABSD is added to Buyer’s Stamp Duty. For individuals, the rate depends on residency status and on how many residential properties are already owned at the date of purchase; foreigners and entities pay one rate.
| Buyer profile | First home | Second home | Third and later |
|---|---|---|---|
| Singapore Citizen | 0% | 20% | 30% |
| Singapore Permanent Resident | 5% | 30% | 35% |
| Foreigner | 60% | 60% | 60% |
| Entity or trustee | 65% | 65% | 65% |

The Sen is a private condominium, so foreign buyers need no approval of the kind landed homes require.
Which Duties Apply to Which Buyer at The Sen
For a Singapore Citizen buying a first home, Buyer’s Stamp Duty is the only duty at the point of purchase. A Singapore Citizen buying a second home adds ABSD of 20%, and a third 30%; a Permanent Resident pays 5% on a first home, 30% on a second and 35% on a third and later.
The number of homes counted is the number already owned at the date of purchase, whether wholly, partly or jointly, so the profile that matters is the one on the date of purchase.
Couples, Remission and Treaties at The Sen
A married couple buying jointly, with at least one spouse a Singapore Citizen and no other residential property between them, may apply to IRAS for ABSD remission; a couple buying a second home may claim a refund if they sell the first within the period IRAS allows. The conditions are strict, and IRAS decides each case.
Under free trade agreements, nationals and permanent residents of the United States, and nationals of Iceland, Liechtenstein, Norway and Switzerland, are treated as Singapore Citizens for ABSD.
When Stamp Duty Is Paid at The Sen
Stamp duty falls due within 14 days of signing, so a buyer budgets for it alongside the 5% booking fee rather than leaving it for later. Together they are the first calls on a buyer’s funds, and the instalments tied to construction come afterwards, as the payment scheme page shows.
Seller’s Stamp Duty and The Sen
Seller’s Stamp Duty is paid by the seller, and only on a residential property sold within four years of purchase. For homes bought on or after 4 July 2025, the rates are 16% for a sale within the first year, 12% in the second, 8% in the third and 4% in the fourth, with no duty after four years.
The holding period is counted from the date of purchase, so it applies to a home at The Sen resold within four years of being bought, whether before or after completion.
Stamp Duty and the Other Early Costs at The Sen
Stamp duty is one of three early calls on a buyer’s funds. The 5% booking fee is paid in cash when the option to purchase is granted, a further 15% is paid on the sale and purchase agreement within eight weeks of the option, and stamp duty falls due within 14 days of signing.
Because Additional Buyer’s Stamp Duty is a single rate on the whole price, it can be the largest of these for a buyer who already owns a home. The stamp duty calculator opens at an illustrative figure, which is not the price of any home at the development, and works the duty for any price entered.
